What Do Manchester Landlords Need to Legally Rent Out a Property?

Electrical Safety

All privately rented properties in England must have a valid Electrical Installation Condition Report (EICR). This inspection must be carried out by a qualified electrician at least every five years. Landlords and letting agents must verify that all adult tenants have the legal right to rent property in England. Appropriate identification and immigration documents should be checked before the tenancy begins.

Protecting Tenant Deposits

If you take a tenancy deposit, it must be protected within an approved government-backed deposit protection scheme within 30 days of receiving the funds. Tenants must also be provided with the prescribed information relating to the scheme being used.

Providing the Correct Documentation

At the start of a tenancy, landlords must provide tenants with important documents, including the latest version of the Government’s How to Rent guide, the property’s EPC and the current Gas Safety Certificate where applicable.

Property Licensing

Depending on the location and type of property, landlords may require a licence from Manchester City Council. This is particularly relevant for Houses in Multiple Occupation (HMOs) and properties located within selective licensing areas. Failure to obtain the appropriate licence can result in significant penalties.
